For Construction

1. Individuals who derive who construct Nirmithi homes are requested to submit Rs.200/- as Registration Fee.  Only after the payment our authorities will conduct site visit and plan preparation.  Registration fees is not refundable.
    

2. Final plans are prepared only after thorough consultation with the prospective builder.  Any change after getting confirmation from the builder (customer) will not be entertained.
    

3. Construction work will only be executed if the customer is willing to purchase Nirmithi Prescribed Building materials.
    

4. Our service charge is 5%, 0.5% is for plan preparation and remaining 4.5% will be consultation fees.  The customer is entitled to get plan and estimate only if he submits 0.5 % of Registration fee.  Apart form this the customer also requested to pay % service tax. 
    

5. No work will be undertaken on contract basis.  Only consultancy will be extended   Consultancy means, Plan, estimates, stage vise Supervision etc.
    

6. Stages on which consultancy changes is to be paid are mentioned below

7. If it's a  two storey building, the estimate amounts 4.5% should be paid
8. Service charge is not refundable even when the customer decides to cancel the project.

1. Nirmithi Kendra shall construct the said building as per the approved plan and estimate prepared by Nirmithi Kendra
    

2. Mode of Payment
   
   a) For MPLADS & MLA-SDF: The District Collector Thrissur shall pay amount in favour of R.D.O Secretary, Nirmithi Kendra, Thrissur
   
   b) For General: The concerned autonomous body should pay the estimated cost by DD in advance in favour of the R.D.O & Secretary Nirmithi Kendra, Thrissur
   
   c) For Peoples Plan Scheme:  The concerned Panchayath should pay the estimated cost by DD as per the norms stipulated under the G.O(P) No: 21/99/LAD dtd 28-01-99 in favour of the R.D.O & Secretary Nirmithi Kendra, Thrissur
    

3. Nirmithi Kendra will complete construction with in the period specified in the agreement on receipt of the advance amount subjected to the approval of the local authority.
    

4. The quantities given in the estimate are approximate and quantities of individual items are subjected to increase or decease on execution and hence the actual quantity of work executed will recorded in the bill.
    

5. The expenditure if any towards the water charge for the construction purpose should be paid by the concerned authority.
    

6. The concerned authority should arrange for giving possession of the land to the Nirmithi Kendra form the commencement of construction and till it is completed.
    

7. The concerned authority should bear the extra cost towards cost escalation, if any if the completion for the project is delayed  due to the reasons attributable to the authority, natural calamities and similar other reasons beyond the control of the Nirmithi Kendra
    

8. The plan, technology and materials as specified by Nirmithi Kendra will be final and no modifications/ alternation/ enhancement will be entertained later. Nirmithi Kendra has got  the power to change then specifications or/and add new items of work with mutual understanding during the execution of the work which will be recorded in the bill.
    

9. The concerned authority will be liable for any taxes/duties that may be come, payable to the State/Central Government on account of the construction, apart from the amount already fixed
